Our Strategy
THE 509 DIFFRENCE
509's primary strategy is to enhance investor returns through the vertical integration of asset management, investing alongside and in DIX Developments projects, acquisitions, entitlement processes, engineered and developed lot sales, and vertical construction.

We create value for our investors thru:
PROJECTS
509 invest along side DIX Developments principals and investors, as well as projects for internal portfolios.ACQUISITIONS
All internal acquisitions go through the same process that DIX Developments has used for more than 17 years.ENTITLEMENT PROCESS
Our core competency is built on a foundation of land entitlements; we are focused on maximizing our land assets to their full potential.ENGINEERED/DEVELOPED
As an early exit, 509 will look at all opportunities that reduce ordinary income through the development process by selling engineered lots vs. developed lots.VERTICAL CONSTRUCTION
When appropriate to maximize our IRR, 509 will invest alongside developers and builders on our projects that we either consult on or invest in to build the end products on our residential, commercial, and multifamily lots.509 works hand-in-hand with our acquisition partners to create and execute unique business plans for each project. Throughout the hold period, our team focuses on maximizing IRR and additional financial opportunities that may arise as markets evolve by working with our partners.
